Trying this 'crowd sourcing' experiment on ForPune --- Was wondering if you can provide inputs on realestate prices (per sqft) of new apartments in Pune in the following areas, based on ACTUAL transactions that you are aware of, in the past 4-6 months.

Have heard many wide ranges from many people...but those are typically 2nd hand/3rd hand information sources... Hence looking for something more accurate.

Areas:

Aundh Baner/Pashan Prabhat Road/Bhandarkar Road Kalyaninagar/KP

Note - For a clear comparison, do specify whether the rates you are mentioning are for built-up or for carpet (see comment below).

Isn't per sqft rate confusing because the loading factor varies a lot from project to project and time to time. a 700sqft carpet area flats were sold as nearly 875sqft+50% of terrace(at 25% loading rate). From 2009 many builders increased loading to keep per sqft rate look low. So nowadays the same 700sqft flats are sold with 30-40% loading (900-980) sqft + 100% of terrace.

4000/sqft, new flat, 3BHK, on Baner Road, just a little before Sadanand.

(I should point out that this is almost by the highway (Bangalore Bypass). Prices of Baner Road locations closer to University are much higher.)

Roseland Wakad, row house. Rs 3565 / sq ft (Rs 72 lacs for 2020 sq ft.)

So 2020 is the built up (a.k.a. super built up). Basically what my friend has paid for.

Asterix Gateway in Balewadi (Baner) purchased in mid May 2011

90 lacs for 2400 sq ft that calculates as Rs 3750 psft.

This is a 4 BR and carpet is 1950 sq ft.

Beverly Hills, Baner, 8th floor for 80 lacs purchased in Nov 2011. Approximately 1580 sq ft. Includes a car park 1.50 lacs. Premium for 8th floor - Rs 200 per sq ft

Net base price = Rs 4,700 per sq ft (inclusive of registration, transformer etc.)

Another sold in Beverly Hills, Baner.

Rs 72 lacs on 8th floor.

Going by the above logic, this translates to about Rs 4200 per sq ft of sale able (built up)
